Restoration Requires a Different Approach

Northern Michigan has no shortage of older brick and stone structures — Victorian-era homes in Traverse City, century-old commercial buildings in Petoskey and Charlevoix, lakefront cottages built from local fieldstone decades ago. Restoring them takes a different approach than new construction. The wrong mortar mix, an aggressive cleaning method, or improper water sealant can cause more damage than the deterioration you're trying to fix.

American Masonry has been restoring historic and older masonry in Northern Michigan for over 30 years. We understand the region's building history, the materials that were used, and how Michigan's climate has affected them.

What Masonry Restoration Covers

  • Historic repointing and tuckpointing (lime-based mortar matching)
  • Brick cleaning (efflorescence removal, carbon staining, mortar smears)
  • Brick and stone facade repair
  • Spalling brick replacement with period-appropriate matching
  • Lintel and arch repair
  • Foundation pointing and sealing
  • Stain removal and color restoration
  • Pre-sale masonry assessment and repair

Why Restoration Requires Special Expertise

Older masonry — particularly pre-1920s construction — was often built with soft lime mortar. Using modern Portland cement-based mortar as a replacement is one of the most common and damaging mistakes in masonry restoration. Cement mortar is harder than the brick, which means seasonal movement cracks the brick rather than the joint. The mortar is supposed to be the sacrificial layer. We assess every older structure before mixing a batch of mortar.

For brick matching on restoration projects, we work with suppliers across Michigan to source brick that matches your existing material in size, color, and texture. An imperfect match is obvious for the life of the building.

Historic & Downtown Buildings

We have experience working on historic commercial structures in downtown Traverse City, Petoskey, and Charlevoix. If your building requires documentation for historic preservation standards or local review board approval, we can provide written assessments and work within those requirements.

Signs Your Masonry Needs Restoration

Older masonry rarely fails all at once. These are the signs that restoration is overdue.

White Powdery Deposits on Brick

Efflorescence: mineral salts drawn to the surface by moisture infiltration. The stain is cosmetic — the moisture movement is not.

Brick Faces Crumbling or Flaking

Spalling caused by freeze-thaw cycles in saturated brick. Indicates the brick has absorbed water — often a mortar failure or sealant issue.

Mortar Joints Are Soft or Recessed

Mortar that's past its service life. Run a fingernail across the joint — if it catches, it's recessed and needs repointing.

Missing or Damaged Bricks

Gaps allow direct water infiltration and weaken the structural continuity. Brick matching is key — an obvious patch is permanent.

Staining or Discoloration

Carbon staining, lime runs, biological growth (moss, mold), or efflorescence streaking — each has a specific treatment that won't damage the underlying masonry.

Pre-Sale Assessment Needed

Buyers and inspectors notice masonry condition. A restoration job before listing often returns more than it costs in a Northern Michigan real estate market.

Frequently Asked Questions

For pre-1920s construction, lime-based mortar (Type O or N) is almost always correct. Using modern Portland cement (Type S or higher) on soft historic brick is one of the most common and damaging mistakes — cement mortar is harder than the brick, so seasonal movement cracks the brick rather than the joint. We test and match original mortar composition on every restoration project.
In most cases, yes. We work with salvage suppliers and masonry product manufacturers across Michigan to source brick that matches your existing material in size, color, texture, and hardness. An imperfect match is visible for the life of the structure — we take brick matching seriously on every restoration job.
Efflorescence is the white powdery or crystalline deposit that forms when water moves through masonry and carries soluble salts to the surface. It's a symptom of moisture infiltration, not a cause. The staining itself is relatively harmless, but the underlying moisture movement accelerates mortar deterioration and brick spalling. We treat the source, not just the staining.
Yes. We have experience working on structures with local historic district requirements and State Historic Preservation Office (SHPO) documentation needs. If your project requires mortar analysis, material documentation, or written assessments for review board approval, we can provide that as part of the project scope.
