Older masonry — particularly pre-1920s construction — was often built with soft lime mortar. Using modern Portland cement-based mortar as a replacement is one of the most common and damaging mistakes in masonry restoration. Cement mortar is harder than the brick, which means seasonal movement cracks the brick rather than the joint. The mortar is supposed to be the sacrificial layer. We assess every older structure before mixing a batch of mortar.

Older masonry rarely fails all at once. These are the signs that restoration is overdue.
Efflorescence: mineral salts drawn to the surface by moisture infiltration. The stain is cosmetic — the moisture movement is not.
Spalling caused by freeze-thaw cycles in saturated brick. Indicates the brick has absorbed water — often a mortar failure or sealant issue.
Mortar that's past its service life. Run a fingernail across the joint — if it catches, it's recessed and needs repointing.
Gaps allow direct water infiltration and weaken the structural continuity. Brick matching is key — an obvious patch is permanent.
